How to use this mortgage calculator
Enter a home price and a down payment as an amount in the same currency. Select a whole-year term from 1 to 50 and enter the contractual annual interest rate. Supply property tax and homeowners insurance per year; supply mortgage insurance and HOA or association fees per month. Zero is valid when an entered cost does not apply. Open the amortization schedule to review only the loan's principal and interest. Other housing costs are shown separately and do not reduce the mortgage balance.
How the calculation works
Loan principal equals the stated home price minus the entered down payment. A larger down payment reduces the amount financed when all other assumptions remain the same. This model does not calculate closing costs, lender credits, a second loan, points, transfer taxes, or financed insurance premiums. If your actual financed principal differs from price minus down payment, use the Loan Calculator with the lender's stated balance for a direct principal-and-interest comparison.
Monthly principal and interest use a fixed-payment annuity with a periodic rate equal to annual interest divided by twelve. The property tax and homeowners insurance fields are annual amounts divided by twelve for budgeting. Mortgage insurance and association fees are entered directly as monthly amounts. The housing total includes all these entries, but an association bill or an insurance payment may be paid separately rather than collected by the mortgage servicer.
The principal-and-interest payment can remain stable under a fixed-rate contract while other housing costs change. Taxes can be reassessed, insurance premiums can rise, and association fees can change. Mortgage insurance eligibility and cancellation depend on the product, contract, and jurisdiction. The tool therefore accepts your quoted premium instead of inventing an automatic percentage from the down payment. Enter realistic amounts from documents when available and treat future costs as uncertain.
Currency labels do not select a national mortgage system. Some Canadian contracts quote rates compounded semiannually, and many UK or Australian products have daily accrual, rate resets, or a short fixed-rate period within a longer amortization. This tool's annual-rate-divided-by-twelve model may not reproduce those schedules. Confirm the periodic-rate convention and product structure with the lender before comparing a result with an official mortgage statement or offer.

Worked examples
Price and down payment
A home price of 400,000 with an 80,000 down payment gives a loan principal of 320,000. At 6% over 30 years, the principal-and-interest payment is approximately 1,918.56 per month. The down payment is an upfront contribution, not part of the monthly amortization ledger or its interest total.
Add entered housing costs
Annual tax of 4,800 contributes 400 per month, and annual homeowners insurance of 1,200 contributes 100. Adding them to the 1,918.56 loan payment gives an estimated monthly housing total of 2,418.56. If HOA fees are 150 per month, the broader estimate rises to 2,568.56, even when HOA is billed separately.
Budget for a changing tax bill
If annual property tax later rises from 4,800 to 5,400, its monthly budgeting portion changes from 400 to 450. The estimated housing total increases by 50 without changing principal-and-interest arithmetic. This demonstrates why a fixed loan rate does not fix every cost of owning the home.
Common uses
Build a fuller housing estimate
Add quoted property tax, homeowners insurance, mortgage insurance, and association charges to the principal-and-interest payment. Record omitted utilities, repairs, and upkeep separately. This approach makes the estimated recurring costs easier to review while preserving which items come from your own inputs rather than an automatically assumed local rate.
Compare down-payment amounts
Keep price, rate, and term fixed while trying different down payments. A larger upfront amount reduces the principal in this model. It can also change a real lender's mortgage-insurance requirements or pricing, but those changes must be entered from a quote rather than inferred from this calculation.
Separate loan and ownership changes
Model a revised annual tax or insurance bill without changing the loan rate. The result shows why a household's monthly housing budget can rise while fixed principal and interest remain stable. Association fees may be billed outside the mortgage payment, so identify the payee when preparing a cash-flow budget.
Accuracy and limitations
The loan principal is home price less down payment. Amortization uses the same monthly annuity and cent-rounded ledger as the Loan Calculator. Annual tax and home insurance inputs are spread equally across twelve months; the schedule itself excludes every non-loan expense.
This page does not calculate lender escrow reserves, insurance eligibility, closing disclosures, refinancing costs, or regional compounding rules. Currency selection is only formatting. The entered tax and insurance amounts remain constant for budgeting and are not projections of future assessed values or premiums.

Frequently asked questions
Is the housing total my lender's payment?
Not necessarily. It includes all costs you enter, including association fees that may be paid separately. Compare the lender's actual payment breakdown.
Does the calculator determine mortgage insurance?
No. Enter the quoted monthly premium. The tool does not decide eligibility, rate, duration, or automatic cancellation.
Are taxes and home insurance annual or monthly inputs?
Enter them per year. The calculator divides each by twelve. Mortgage insurance and HOA fees are monthly inputs.
Does changing CAD or GBP change the loan model?
No. Currency is a label only. Regional accrual and compounding conventions can differ from this monthly annuity model.
Can I enter a 100% down payment?
No mortgage remains when the down payment equals the home price. This page requires a positive financed balance for its loan calculation.
Does this calculate affordability?
No. It does not evaluate income, credit, debts, deposits, eligibility, repairs, utilities, or emergency reserves. It estimates the specified payments only.
